What a Garage Door Costs Over the Years

Service, repair and replacement costs for a garage door, what each dollar buys, and why neglect costs more than maintenance.

A garage door costs a household roughly $150 to $250 a year in service and small parts if it is kept up, and $1,200 to $2,500 or more when a worn door is replaced. The purchase price is the smallest number in the ledger. The real decision is the cost of keeping one working, and what each dollar buys along the way. The yearly number is smaller than most owners think

A routine service visit covers the same list every time. The technician lubricates rollers, hinges and bearings with a lithium or silicone spray. He checks the torsion springs for gaps and rust, inspects cables for fraying and drums for loose set screws, and tests the balance by hand: the door should hold at mid height. He aligns the photo eye, tests the safety reverse with a 2x4 laid flat under the door, and checks the opener's force setting against UL 325. He tightens the track bolts and looks at the bottom seal for cracks.

That visit runs $80 to $150 in most markets, once a year. A second visit is not standard. Owners who use the door heavily, or who live where road salt and coastal air reach the hardware, may want a look every six months. The rest of the yearly cost is small: a can of lubricant, a set of rollers every few years, a bottom seal when it tears.

Compare that with what a household spends on other service contracts. A gas boiler service in France, for example, is a fixed annual line item that many owners treat as non-negotiable, and the same logic applies to a door that weighs 150 pounds and moves on springs under tension.

What does a routine service visit cover and how often is it needed

Once a year is the working answer for a door in normal residential use. The visit is preventive, not cosmetic. Its job is to catch the three failures that cause most emergency calls: a spring that has lost tension, a cable that is about to let go, and an opener whose safety reverse has drifted out of adjustment.

A door that is never serviced does not fail on a schedule. It fails on a Tuesday morning when the car is inside. The service visit is cheap because it is scheduled. The repair call is expensive because it is not.

When is a repair the right answer and when is it money thrown away

A repair is the right answer when the door's structure is sound and one component has reached the end of its life. Rollers, hinges, bottom seals, photo eyes, wall buttons and remote controls are all replaceable parts. A single broken torsion spring is a repair, and it is a two-spring job in most cases: if one has broken, the other is the same age and should be replaced at the same time. A snapped cable is a repair. A bent track can often be straightened or replaced section by section.

A repair is money thrown away when the panels are the problem. Rust that has eaten through the bottom section, delamination of a steel skin, rot in a wood door, or a door that has been hit by a car and twisted out of square will keep costing money after every repair. The same is true when the opener is more than 15 years old and the parts are no longer made. At that point the repair bill buys another few months, not another decade.

Springs, cables and drums are never a homeowner job. They store enough energy to break a bone, and the winding bars and the knowledge of how to use them are not a weekend purchase. A homeowner can safely lubricate, replace a bottom seal, change a remote battery, and test the safety reverse. Everything on the torsion bar belongs to a technician.

Which parts drive the price of a replacement

A replacement door is priced by four things: size, material, insulation and hardware.

A single-car steel door, 8 or 9 feet wide, runs $400 to $800 for the door alone. A double-car door, 16 feet wide, runs $700 to $1,500. Material moves the number: steel is the baseline, aluminum costs more, wood and composite cost the most and need the most care. Insulation is the next step. A non-insulated door is a hollow skin. A door with a polystyrene core, an R-value around 6 to 9, costs a few hundred dollars more. A polyurethane core, R-12 to R-18, adds more again, and it is the version that matters if the garage shares a wall with living space.

Hardware is the part owners forget. A new door needs new tracks, new rollers, new hinges and new springs sized to its weight. If the old opener is a chain drive from the 1990s, it may not have the safety reverse required by UL 325 for a modern installation, and it will need to be replaced too. Labor for a full replacement runs $300 to $800 depending on the market and whether the old door has to be hauled away.

The total for a double-car insulated door with new hardware and a new opener lands between $1,800 and $4,000 in most of the United States. A single-car door with a belt-drive opener lands between $1,200 and $2,500.

What does neglect cost compared with maintenance

Neglect does not save the service money. It moves it.

A door that is never lubricated wears its rollers flat and its hinges oval. The door gets louder, then it gets harder to lift, then the opener works harder and the spring carries more load than it was sized for. The first repair is usually a set of rollers and hinges, $150 to $300 installed. The next is a spring that failed early, $200 to $400 for the pair. If the opener has been straining, the gear and sprocket wear out, and a new opener is $300 to $600 installed.

A door that is never balanced can come off its track. That is a $500 to $1,500 repair, and sometimes it is a replacement. A door that is never inspected can drop a cable, and a dropped cable on a door that is up can bring the door down.

The arithmetic is not close. Ten years of yearly service at $100 to $150 is $1,000 to $1,500. Ten years of neglect is one spring set, one roller and hinge set, one opener, and a track repair, which is $1,000 to $2,000, plus the emergency premium and the days the car sits in the driveway. The maintained door also lasts longer. A steel door that is kept painted and lubricated can run 20 to 30 years. A neglected one is often replaced at 12 to 15.

The dollar that buys the most

The first $100 a year buys the most. It buys the inspection that finds the cable before it snaps, the spring before it breaks, and the safety reverse before it fails the test that UL 325 requires. The last $2,000 buys a new door, and it buys it earlier than it had to be bought.

A homeowner can do the monthly safety reverse test, keep the tracks clean, and call for service once a year. The rest of the ledger is a technician's work, and the line between the two is the torsion bar.
